Innovative Industrial Properties Inc. (IIPR) claims to be “the leading provider of real estate capital for the regulated cannabis industry.” As an investment, I consider IIPR a hybrid cross between a growth stock and a high-yield dividend growth stock. With that said, it is very rare to find a company that grows fast and pays a high dividend yield at the same time. These attributes make this company quite interesting for almost all types of investors whether they are looking for growth or income – or both. Nevertheless, as I will elaborate in the following video, prospective investors should simultaneously recognize the speculated nature of this rather young company. On the other hand, as the old saying goes: “nothing ventured nothing gained.”

IIPR is no different than all the other cannabis companies. They put the "pot is popular" booster on their existence and expect to be rewarded handsomely for-it. In actuality, they build the greenhouses where tenants grow the cannabis that nobody wants😄. I could’ve sworn Canopy would be a winner, and that’s why I’m a horrible investor. ☹️

Thanks Chuck for this video, but I´ve got a feeling that something is going wrong with them. Did you read SA-author Dane Bowler´s look at the tenants of IIPR (June 24) ? Most of them are at high risk! Although IIPR dropped by 60% YTD I think the worst is yet to come.

How is cannabis legalization going to affect IIPR operations? Doom scenario, If companies would be allowed to grow cannabis everywhere without special licensing rights, there will not be need for REITs like IIPR. Or am I getting this wrong?

Thank you Chuck for the review of IIPR. Really enjoyed your video. I have been watching it as a possible speculative position for the last few years, but always thought it was overpriced. I did finally start a position earlier this year when the price dropped, but apparently got in too early. I’ve been averaging down on dips and think it is a good long-term speculative position with like you said a typically difficult to find high dividend payer with good growth prospects. I agree I don’t expect to see the prior historic growth rates, but still think you will see good growth in the future. I think it’s an interesting speculative position. Any thoughts on its baby brother NLCP?

Thanks Chuck for also covering these types of stocks aswell. But honestly I do not like these type of stock. Fun to have in a bullmarket, but I don’t trust them in a bearmarket. I hope it creates an oppertunity in the future to be cheaper.
Saw that 60 Minutes segment last year on the problems legal producers in California were facing from the illegal market after decriminalization-legal weed providers were losing money due to having to charge high prices – State taxes on legal weed, because illegal producers could undercut the price easily (no taxes) w/o facing criminal penalties. Law enforcement characterized trying to shut down all the illegal grows as "whack a mole". So I would worry about legal growers income necessary to pay the rent on these leased grow facilities.
